The Marketing Shark is poor marketing: a home on too few websites, no plan, no money spent, so only a handful of buyers ever see it. Fewer eyes means lowball offers, because buyers cannot see value that was never marketed.
Most agents post to one site, their company's, and wait. Ninety percent never invest in marketing the actual home, because the company gives most of the commission to the agent and has nothing left to spend.
How I teach itI teach agents to run a real pre-marketing campaign. It starts with an MLS waiver at signing, which lets you market the home before it formally lists. Then exterior photos online, a property description that tells the home's story, a personal website for the property, and syndication across thousands of sites.
Then you read the stats. Views, unique visitors, calls, emails. That data tells you whether you are reaching the target market and whether the price is right, information a traditional agent never has. You go into negotiation informed instead of blind.
