The shark

The Staging Shark is the home that looks wrong online: the rooms painted the wrong color, the years of accumulated clutter, the money spent on upgrades that return nothing. Buyers move on, and the home drifts to the clearance rack at a discount.

It is also the simplest shark to beat, and the Room-by-Room Review is how. This is the strategy that does double duty. It prepares the home, and it gets you inside the front door years before anyone else.

How I teach it

I teach agents to offer the Room-by-Room Review as a free, thirty-minute walkthrough, with a staging checklist in hand, offered six months to years before a sale. You walk every room, the basement, the garage, and you build a custom plan ranked by return, so the seller spends two to three times back on every dollar, not one for one.

The six steps are simple: design the selling strategy, list the staging ideas, review the inspection repairs, get estimates, decide what to complete, and hire the contractors. Because you started early, the seller books contractors in their slow season and saves. And because you were the one inside helping, you are the agent they call when it is time.
