The shark

The Pre-Marketing Shark is the agent who puts a sign in the yard, a lockbox on the door, and waits. No buzz, no anticipation, so the home opens to a trickle and sits for months instead of selling in days.

The Coming Soon Listing is the answer. It works exactly like a movie trailer: create excitement and demand before the doors open, so buyers are lined up and eager the moment they can get in.

How I teach it

I teach agents to list the home as Coming Soon well before showings, building organic traffic and search ranking while the home rises to the top of the results. A Coming Soon sign goes up about thirty days out, and a letter goes to the neighbors, because roughly a quarter of buyers come from neighbors who know someone wanting to move into the area.

The Coming Soon period also lets you test the price safely. You hear buyer feedback and watch the demand before the home is ever in the MLS in front of millions, so you can adjust before a misprice ever costs anything.
