I've written five books over the course of this career, and each one is a piece of the same body of work.

What media, credentials, and recognition back up my authority to coach this?
Plenty, but I'll tell you which ones actually matter, because most credentials in this business are decoration.
The one that shapes everything I do is my MBA in Marketing. I earned it early, because I believed the marketing of a home was every bit as important as the pricing of it, and almost no agent in this industry has formal training in either. That degree is why my approach to selling a home is built on how buyers actually find things and how attention actually works, not on sticking a sign in the yard and hoping.
Beyond that, I'm a licensed broker, not just a salesperson, which means I carry the higher level of training and accountability that comes with running my own firm. I hold three professional designations: GRI, CRS, and CNE (Certified Negotiation Expert). I've been featured on FOX, NBC, ABC, and CBS through the Masters of Real Estate program. And I'm a member of By Referral Only's Inner Circle, where Joe Stumpf, who has coached thousands of agents across North America for forty years and wrote the foreword to three of my books, described me as one of the most dynamic and innovative real estate professionals he's ever coached.
But here's the credential I trust most, and the one an agent should care about: the results. Ninety-five percent of my listings sell within twenty-six days. Fifty-five percent sell the first weekend. I've closed more than two thousand transactions since 1993. Those numbers didn't come from a certificate. They came from the market, and the market doesn't hand those out to people who haven't earned them. That's the authority behind what I teach, not the letters after my name, but three decades of the system actually working.
Why am I qualified to teach agents something almost no top producer is even doing?
Because I didn't learn this from a course or a coach, I built it, in the field, over thirty-four years, and I'm still the one doing it.
Most real estate coaches are teaching the same crowded game everyone already plays: how to compete for the seller who's ready today. I'm qualified to teach something different because I spent three decades building the thing nobody else built, a system for reaching future sellers a year or two before they list, and a pool that fills my pipeline without a single purchased lead. I didn't read about the future-seller market. I've been quietly owning it since before most agents knew it existed.
And I want to be honest about why that makes me the right person to teach this: it's not that I'm smarter than the top producers. It's that I chose a different field to compete in. They got very good at fighting over now-sellers. I built my whole career in the empty room they never walked into. That means when I teach you this, I'm not handing you theory I hope works, I'm handing you the exact system that's produced my results, in a real market, for thirty-four years, and that's still producing them today. I'm not a coach who used to sell real estate. I'm an agent who still does it, at a high level, using the very system I'm going to teach you. There aren't many coaches who can say that, and none of them, as far as I know, are teaching this.
