What to recommend

Low cost, high impact. Two to three areas per room.

Focus on paint, flooring, lighting, and decluttering. Do not overwhelm the homeowner. Too many suggestions cause decision fatigue and stall progress. The most common high return moves:

Living room

Fresh paint in a modern neutral, swapping dated light fixtures, or rearranging furniture to open up the space.

Kitchen

Change cabinet hardware, update faucet fixtures, or replace an outdated light above the island or sink.

Primary bedroom

Create a spa like feel with better lighting, decluttered nightstands, and neutral bedding.

Bathrooms

Re caulk, upgrade mirrors or fixtures, and replace old towel bars.

Entryway

A fresh front door color, an updated doormat, and better lighting to lift curb appeal.

The plan

Give them a timeline. This fall, replace the carpet upstairs. Next spring, freshen the kitchen hardware and backsplash. Then follow up quarterly.

Pro tip. Ask permission to take notes and send a recap afterward. It adds value and gives you another reason to follow up. Follow up every quarter with reminders, encouragement, or progress check ins. You are now part of their long term plan.

Save the address and date. Document it in your database and follow up every two to three months with a market update, an event invite, or a home value snapshot. Pro tip: print the photo on a postcard and drop it off or mail it. It has roughly ten times the impact of email alone.
