Launch on purpose. Into the MLS midweek, first showings Saturday, a Sunday open house that turns interest into competition.

The shark

The Showtime Shark is the agent who drops a listing into the MLS with no plan and lets buyers wander through whenever, one at a time. The first showing sets the tone, and without momentum and multiple buyers at once, the seller floats into the first offer and loses thousands.

Timing is a strategy, not an afterthought. Saturday Showtime turns the launch into an event.

How I teach it

I teach agents to control the launch. The home goes into the MLS midweek, but showings do not start until Saturday, the day with the highest foot traffic. Buyers have seen the Coming Soon and Saturday Showtime dates, so anticipation builds all week and they arrive at the same time, feeling the competition instead of touring an empty house alone.

Then the Sunday open house completes it. Signs go up Friday, the Saturday buyers worry the home they love will be open to everyone Sunday, and the most motivated buyers show up ready to outbid. The fear of loss does the work, and the buyer willing to pay the most appears.
