What does working with me actually look like, format, cadence, what's live vs. recorded?
It's a hybrid, and the split is deliberate: I teach the systems on recorded video so you can learn them on your own time, and we go live for the part that actually changes your business, applying them to your real market, your real sellers, your real week.
Here's why it's built that way. The frameworks don't change, the Room-by-Room Review, the Coming Soon system, the nurture cadence. Those I've recorded so you can watch them, rewatch them, and go back whenever you need a refresher. There's no reason to make you sit through me explaining the same thing live every time. What does need to be live is everything that's specific to you: what happened when you tried the Room-by-Room Review last week, how to handle the seller who's dragging their feet, what to say in your first seminar. That's where we meet in real time, work through your actual situations, and I hold you accountable to getting it done.
That combination is the whole point. Recorded content teaches you the move. Live coaching makes sure you actually run it, correctly, in your business, instead of watching a course, nodding along, and changing nothing. I've seen too many agents buy a program, binge the videos, and end up exactly where they started. The live accountability is what makes this different.
What's the roadmap an agent follows from day one to a full pool of future sellers?
It's three phases, in order, and the order is not optional, each one only works because the one before it is in place.
Phase One is the Front Door Formula. Before anything else, you have to be able to get inside a future seller's home and start the relationship early. This is where you learn the Room-by-Room Review, the exterior photo shoots, the authority presence, and the nurture engine that holds people for a year or two. Everything downstream depends on this, so we build it first, and we build it until you can actually do it.
Phase Two is the 8 Secret Strategies from Home Selling Sharks. Once you can get inside the relationship, this is what you run within it, the complete listing system that turns a nurtured homeowner into a home sold fast and for top dollar. Phase Three is the Five Essentials, the coaching architecture that lets you sustain both of the above without it falling apart. What should an agent be able to DO after each phase of my program?
I measure progress by what you can actually do, not by how many videos you've watched.
After Phase One, you should have real future sellers in your pool, homeowners you've gotten inside of, early, who are being nurtured on a system and who think of you as their agent long before they list. Not theory. Actual names in an actual pipeline.
After Phase Two, you should be able to take one of those relationships all the way to a signed, well-priced listing that sells fast, running the 8 Strategies with the confidence of someone who's done it, not someone who read about it.
After Phase Three, you should have a business that sustains itself: a pool that grows every year, a rhythm that runs without you reinventing it every week, and the freedom that comes from a pipeline you own instead of leads you rent. Each phase has a concrete finish line, and I hold you to it. That's what the accountability is for.
What's the difference between the free frameworks I give away and what's reserved for agents who coach with me?
I give away the what and the why freely. What you pay for is the how, and, at the highest level, having the whole thing built for you.
I'm genuinely generous with the frameworks. I'll tell anyone what the Room-by-Room Review is and why getting inside early wins the listing. I'll explain the whole philosophy of building a pool instead of chasing leads. I believe in giving that away, because understanding it is what makes an agent realize this is real. But knowing what to do and knowing how to do it are two very different things. The exact scripts, the walkthrough checklist, the nurture cadence timing, the seminar mechanics, the vendor systems, the execution-level detail that actually makes it work, that lives inside the coaching.
And there's a level beyond even that. For a small number of serious agents, I don't just teach you the systems, my team and I build them for you. The checklists, the guides, the tools, your whole system with the 8 Strategies assimilated into your specific business, done for you, so you're running it instead of building it. Everything else on this page you learn to create yourself; at that top level, you answer a few questions about your market and we create it for you.
Here's what I want to be clear about, because it matters to me: you do not need the done-for-you level to succeed. Every dedicated agent gets results, the difference is only whether you build the systems yourself from what I teach you, or whether we build them for you so you can move faster. The frameworks work either way. What can't be bought at any level is the willingness to do the work. Bring that, and this works whichever door you come in.
How long does this take, and what does the timeline honestly look like?
Two to three years to fully transition, and I'm telling you that up front because it's the truth, and because the agents who succeed are the ones who hear it and stay anyway.
Let me be honest in a way most coaches won't be. You'll start seeing movement early, future sellers entering your pool in the first months, the first relationships forming. But building a pool substantial enough to become the backbone of your business, while you gradually shift off the buyer treadmill, takes two to three years. That's not a flaw in the program; that's the nature of nurturing people who are one to two years from selling. You cannot rush a relationship that's supposed to be built on patience.
Here's why I'd rather tell you that than promise you faster: the agents who fail at this are the ones who expected overnight results and quit at month three. The agents who win are the ones who understood from day one that they were planting, not hunting. If you want a quick fix, I've told you already, this isn't it. If you want to build something that pays you for the rest of your career, two to three years is a bargain.
What do I build for each agent that they don't have to build themselves?
More than coaching, I build you the tools that make you the authority, so you're not staring at a blank page trying to figure out how to look credible.
Here's something most coaches would never do: I get each agent I coach their own book written. A real book, who you are, why you got into real estate, and how you help people, the same kind of authority piece that makes homeowners take you seriously before they've ever met you. I help you create the guides and the tools too, and I help put them in front of the right people, so you're not spending two years figuring out the content side while your competitors already look established. You focus on running the system; I make sure you have the credibility pieces in hand to run it with.
And I don't leave you alone with the hardest part, video. Let me take the pressure off right away, because this is where most agents get the wrong idea: your YouTube channel is not about chasing subscribers or going viral. That's not the job. The job of your channel is to be the place where every question a home seller could ask is already answered, a library of your knowledge that quietly makes you the authority. It's also the easiest referral tool you'll ever have. When a happy client wants to send you their friend or their neighbor, they don't have to explain what you do or why you're different. They just say, "Check out her YouTube channel, all your questions are answered there, and you'll get to know her." That does the work for you, before you've even met the person.
So you don't need to worry about view counts. You need a body of clear, helpful videos that live there permanently and make you look like exactly what you are: the expert. To make that easy, I hand you the scripts and tell you exactly which videos to record, no guessing, no blank page. And if you're someone who hates being on camera, you're still not off the hook and still not stuck: I'll teach you to use an avatar instead. It's far easier than people think, and it means camera shyness is no longer an excuse that keeps you invisible. Everyone in this program can build an authority presence, whether they love the camera or never want to be on it.

It's a real commitment, it's filled with accountability, and I'll be honest: I keep the number of agents at this level small, because it's intensive and I can only do it right for so many people at once. The agents who go through it don't recognize their business, or their lives, two years later. And there may be a little something waiting at the end of the two years that makes them never want to leave. This is the level that attracts the elite, the agent who's done waiting and ready to build something permanent.
