What is the Future Home Seller Movement, and why does it exist?

The Future Home Seller Movement is a simple idea that almost nobody in real estate is acting on: the best time to help a homeowner sell is one to two years before they list, not the week they're ready.

It exists because of a gap I watched for more than three decades. On one side, there are homeowners, mostly seniors and empty nesters, sitting on the largest asset they'll ever own, with no idea that the single biggest factor in selling it well is starting early. On the other side, there are agents fighting each other for the tiny group of sellers who are ready today, buying leads, chasing commissions, and burning out. Both sides are losing, and they don't even know it.

The movement closes that gap. It's an awareness campaign for homeowners, teaching them that starting early is what protects their equity, and it's a wake-up call for agents about what this business is actually supposed to be. When you put those two things together, something changes for everyone involved. That's why I stopped keeping this to myself and started calling it a movement.

What is the movement trying to make homeowners aware of?

That starting one to two years early is the difference between selling well and leaving money and peace of mind on the table, and that almost nobody tells them this.

Here's what a homeowner doesn't know until it's too late. The home is their most valuable asset, and the decisions that determine how it sells, what to fix, what not to waste money on, when to photograph it, how to prepare it, all have to happen long before the sign goes in the yard. By the time most people call an agent, that window has closed. They're rushed, they're stressed, they overspend on the wrong things, and they take less than they should.

Give a homeowner eighteen months instead, and everything changes. They fix what matters on a relaxed schedule and at off-season prices. They photograph the house when it looks its best. They walk into the sale prepared instead of panicked. And here's the part people misunderstand: they think it's a trade-off between selling fast and selling for the most money. It isn't. When you start early and prepare right, the home sells fast and for the most money and with the least stress, because those things come from the same preparation. Fast is what clients want most, and early is how you get fast. The whole movement is built on making homeowners aware of that before it's too late to use it.

What is the movement asking agents to wake up to?

To remember why they got into this business in the first place, to help people, and to trust that when they actually do, the money follows.

Somewhere along the way, this business trained agents to chase. Chase leads, chase commissions, chase the next closing. And the irony is that the chasing is what keeps them broke and exhausted. The movement asks a different question: what if you stopped chasing and started genuinely helping, showing up for a homeowner two years early, with no commission in sight, just to guide them well?

Here's what happens when you do. You build a pool of people who trust you completely. And every year, another one comes out of that pool and says, "It's my time. I'm ready to move. Thank you for taking the time with me these last few years and helping me understand how important it was to start early." That's the whole business, right there. You helped, and the listing was never in question. The money didn't come from chasing, it flowed in because you served. That's the reframe I want every agent to make. You are not in the commission business. You are in the business of helping people through the biggest financial decision of their lives, and the income is what that generosity produces.

What is the vision, where is this movement going?

A network of agents across the country, each one running this method in their own market, so that homeowners everywhere finally have someone helping them prepare early instead of rushing them at the end.

I can only personally help so many homeowners in my corner of Pennsylvania. But the awareness these homeowners need isn't local, seniors and empty nesters all over the United States are sitting on their biggest asset with nobody telling them to start early. So the vision is bigger than my practice. It's to train agents everywhere, hand each of them this system, and let them take ownership of it in their market, not a territory they license, but a practice they make their own. They start working the program, they build their own pool, and the movement becomes their way of doing business.

That's how you change an industry, not by keeping the best method a secret, but by giving it away to good people and letting it spread. Every agent who joins is one more community where homeowners get an advisor instead of a salesperson, where the biggest financial decision of a family's life is handled with care and a two-year runway instead of panic and a rushed sign in the yard. When I picture this fully grown, it's homeowners all across the country being helped by agents who finally remember what this business is for. That's the movement. That's what I want to leave behind.
